Carmel Concrete Pros: Concrete Contractor in Carmel, IN
Carmel Concrete Pros pours, repairs and replaces concrete driveways, patios, sidewalks and steps for homes in Carmel, Indiana.
Concrete work for Carmel homes
Carmel Concrete Pros pours and repairs concrete around the house. We pour driveways, patios, sidewalks, walkways and steps. We also lift and repair slabs that have cracked or sunk, so you don't always have to tear them out.
Carmel has city rules for driveways and sidewalks. We cover them further down, because they shape what we can build for you.
How a job goes
We start with a visit. We measure, check how the ground slopes and where the water goes, and ask how you'll use the space. Then we write you a quote with a sketch. If you go ahead, we dig out and pack down the base, set up the wooden boards that hold the wet concrete in shape, pour, and finish the surface.
Driveways
Concrete driveways
We pour concrete driveways for new homes and additions, and we slope each one so water runs away from the garage.
Driveway replacement
With driveway replacement, we break out the old driveway, fix the ground under it where it has gone soft, and pour a new slab.
Driveway widening
We do driveway widening when you need room for one more car. Carmel caps how wide a driveway can be at the street, so we check that before we draw anything.
Patios and backyard slabs
Concrete patios
We pour concrete patios off the back door, around a fire pit or out to the edge of the yard.
Stamped concrete
For stamped concrete, we press a pattern into the wet concrete so it looks like stone, brick or slate.
Shed and hot tub pads
We pour shed and hot tub pads flat and level, sized to what's going on top.
Sidewalks, walkways and steps
We pour concrete sidewalks and concrete walkways from the driveway to the door or around the side of the house. We also build concrete steps and porches.
Repair, leveling and sealing
Concrete repair
Our concrete repair work covers cracks, chipped edges and broken corners. If the slab is past saving, we'll say so.
Concrete leveling
When part of a slab has sunk, we can often raise it with concrete leveling by pumping material in underneath it, so we don't have to replace it.
Concrete sealing
With concrete sealing, we clean the slab and roll on a sealer. Ask us which one we'd use on your job.
Garage floors and removal
We also pour garage floors, and we handle concrete removal for old slabs you want gone.
Carmel's rules for driveways and sidewalks
The City of Carmel's Engineering Department answers driveway questions in its online FAQ. Here is what it says:
- A home driveway should be at least 12 feet and no more than 20 feet wide where it meets the street. The department says it will not support layouts outside that range.
- Each property gets one curb cut, which is the city's term for an access point from your lot to the street. A second one needs approval from the Board of Public Works and Safety.
- When you do need the board's approval, you also send a letter from your homeowners' association saying the work doesn't break any neighborhood rules.
- Before any work out at the street, in the area the city calls its right-of-way, you need a right-of-way permit.
- If any part of the driveway will sit in an easement, you need a Consent to Encroach Agreement. The city describes an easement as part of your property that other parties also have rights to use, such as for drainage or utilities.
- Driveway work outside any easement or the right-of-way doesn't need the board's approval.
Sidewalks have their own rule. The city says keeping up the sidewalk is the property owner's job, apart from sidewalks it looks after along city streets and around the edges of subdivisions. If you repair one, you have to replace full panels, not patch part of one. A sidewalk repair is right-of-way work too, so the permit comes first.
Wet ground under the slab
We also keep an eye on water. The city's FAQ says local soils drain poorly and have seasonally high water tables. It also says homeowners are responsible for handling groundwater around their homes with foundation drains, sump pumps and grading. So on every visit, we look at which way your yard slopes and where the water will go once the new slab is in.
What to get in writing
Before you sign, ask for these on paper:
- How thick the concrete will be and what goes under it.
- Whether there's steel in the slab, and where.
- Where the joints will be cut.
- The finish, and the sealer if there is one.
- Which permits the job needs and who applies for them.
- Who hauls away the old concrete.
- The start date, and when you can drive or walk on the new slab.
Questions about concrete in Carmel
Can you raise a sunken slab instead of replacing it?
We'll look at it first. With concrete leveling, we pump material in under the low part to lift it back up. If the slab is badly broken as well as sunk, we'll tell you it's time to replace it.
Can you stamp a driveway, or only a patio?
We stamp both. We'll bring pattern samples and talk through which ones suit a driveway you'll be shoveling.
What should I have ready before you come out?
If you have an HOA, have its rules handy. Tell us about any spots where water pools after rain, too.
Do you take out the old concrete?
Yes, we break out the old slab on any replacement job. Make sure the quote says who hauls it away.
Which areas do you serve?
We work all over Carmel, and in Westfield, Zionsville, Fishers, Noblesville and other nearby towns.
